GeoConcepts provided geotechnical engineering design and construction inspection/testing services for a transit-oriented mixed-use development community including 220,000 SF of retail, 1,595 residential units, and 325,000 SF of Class-A office space. Services were completed in two phases:
Phase 1A: The Alaire, the first LEED Gold Certified neighborhood development in the Washington Metropolitan Area, including 279 luxury apartments, 16,500 SF of retail and restaurant space, underground parking for 90 vehicles, and a 6-story, 336-space parking garage. Multiple 4- to 5-story buildings were constructed for the residential/retail space.
Phase 1B: Two residential buildings including 200 units and 32,000 SF retail. A precast concrete parking garage with an underground stormwater management (SWM) vault.
GeoConcepts completed eight separate geotechnical engineering investigations to evaluate subsurface conditions including a total of 53 soil testing borings. GeoConcepts performed an environmental concurrently, eliminating the need for a separate investigation. Additionally, GeoConcepts conducted full-time observations and testing of building construction including concrete placement and steel reinforcement.
